Yes. Under Texas Tax Code §1.04 a pool is an improvement, so the appraisal district accounts for it. Two things worth knowing: it is valued at what it adds to market value rather than what you spent, and because it counts as a new improvement under §23.23(e) it sits outside the 10% homestead cap in the year it is added. Gunite is concrete sprayed at high pressure over a steel rebar cage, so the shell is formed in place rather than dropped in as a pre-made unit. That means the pool can be any shape and any depth, and it can carry features like raised spas, tanning ledges and water walls. On Rockwall’s expansive clay, a steel-reinforced shell engineered for your specific site is exactly why we build this way.

Fiberglass is a pre-moulded shell lowered into the hole: faster to install and cheaper up front, but you are limited to the shapes and sizes the manufacturer makes, and the biggest shells are capped by what can legally travel down a road. Gunite is formed on site, so shape, depth and features are open. Fiberglass surfaces generally go longer between refinishing; gunite plaster is refinished periodically. A saltwater pool is still a chlorine pool — this is the most common misunderstanding in the industry. A salt cell generates chlorine from dissolved salt instead of you adding it by hand. Swimmers usually find the water gentler on eyes and skin, and the day-to-day handling easier. The trade-off is a higher up-front cost for the cell and replacing that cell every few years. We install either, and we will tell you honestly which suits how you plan to use the pool.

Budget for four things: chemicals, the electricity to run the pump, water to top off through a Texas summer, and periodic service or repairs. Two choices at build time change that number for the life of the pool — a variable-speed pump, because it runs on low most of the time instead of full tilt, and an automatic cover, because it slows evaporation and keeps debris out. We size the equipment to the pool rather than fitting the cheapest unit that technically works.

Resurfacing is the most common job: the old plaster comes off, the shell is prepped, and a new finish goes on. Beyond that, most remodels are some mix of new coping and tile, updated equipment, added decking, and sometimes a new spa or water feature. Scope drives the price far more than the size of the pool does, so we price it after seeing it. A dated 1990s pool is often the best value in a backyard — the hole, the plumbing and the structure are already there.

Most pools around here are paid for one of three ways: cash, home equity through a HELOC or cash-out refinance against equity you already have, or an unsecured pool loan from a lender that specializes in them. Home equity usually carries the lower rate because it is secured against the house; unsecured loans close faster and leave your mortgage alone.
